Carrie and George reached out to me about putting in an offer for my listing on Rubio. But we had already opened escrow so I offered to help them find different homes and that's where our story began. Within 22 days of searching for a home, I had scheduled multiple showings, set up a google drive of the homes they had seen and the pros and cons of the homes to keep them organized. We saw the Otsego property and realized that the price dropped about $70,000 so we put an offer for the home at asking which was $1,970,000.00. Our offer got accepted and we opened escrow.

My client was initially qualified with a pre-approval from Navy Federal Credit Union for the purchase of the home. Navy FCU asked for an extension to close escrow to make sure they had received all of their documents. They decided to change the terms on my client 3 days before we were supposed to close escrow. I called upon Eric Eisenberg at Vintage Lending and asked him to help save this deal. He got into action and approved by the client, while in escrow the listing agent and seller were upset that we needed to extend the close of escrow and asked for my client to pay a $400.00 per diem fee per day the house sits in escrow. I negotiated the fee to zero and assured the listing agent that it would save her and her client both time and money to allow us to keep the house in escrow and to continue to move forward with the deal. They agreed and Eric was able to close escrow in 7 days! 

My clients were thrilled and so were the sellers. What I learned from this transaction is that we are all on the same team, everyone wants this transaction to take place. The seller wants to sell their home and the buyer wants to buy it. Allow the realtors to negotiate on their behalf and work as a team to make closing escrow as smooth as possible.
